Solid hardwood and engineered wood installed with proper acclimation, straight courses, and clean transitions. Engineered is the practical choice over concrete slabs and in Bay Area humidity swings; solid hardwood is refinishable for decades. Sometimes. If the wood itself is sound and only the finish is worn — dull, lightly scratched, no gray or water staining — a screen-and-recoat or chemical abrasion system can restore the finish without full sanding, faster and cheaper. Deep scratches, gray weathering, pet stains, or previous water damage require full sanding to reach clean wood. We assess which yours needs before quoting.
Solid hardwood can typically be refinished 4–6 times over its lifespan, depending on original thickness and how much material previous sandings removed. Engineered wood with a thick wear layer can usually be refinished once or twice; thin-veneer engineered flooring generally cannot be sanded at all.
Yes — common in Bay Area homes built on slab. It requires moisture testing and a proper vapor barrier, because slab moisture is the number one cause of failed flooring installs. Engineered wood, LVP, and tile all perform well over slab; solid hardwood generally needs a plywood subfloor installed first.
It's the most important part of the job and the most common corner cut. A floor is only as flat, quiet, and durable as what's beneath it — dips telegraph through LVP, movement cracks tile, and moisture destroys wood. A quote that doesn't mention subfloor prep isn't cheaper; it's incomplete. We show you the conditions we found so you can see why the line item exists.
Single rooms typically take 1–3 days. Whole-home flooring runs 1–2 weeks depending on square footage, demolition, and subfloor work. Tile adds mortar and grout cure time; hardwood refinishing adds drying time between coats, usually 3–5 days total during which the floors can't be walked on normally.
Usually no. We work room by room where possible so you keep functional space. Full-house refinishing is the exception — the finish needs to cure without foot traffic, so most clients stay elsewhere for a few nights or plan around one wing at a time.
Yes, we handle furniture moving as part of the project. Let us know about anything unusually heavy or fragile — pianos, aquariums, large safes — and we'll plan for it or coordinate a specialist.
Yes, and it's the efficient way to do it. Flooring has a specific place in the remodel sequence — after cabinets in kitchens, before baseboards, coordinated with door clearances. Bundling flooring into a kitchen remodel, bathroom remodel, or whole-home project avoids paying mobilization twice and prevents cutting into brand-new floors later.
Often, and where an exact match isn't possible — discontinued products, aged patina — we advise on transitions that look intentional rather than mismatched. Sometimes refinishing the existing floors alongside the new installation is the cleanest way to make everything read as one floor.
