Leak diagnosis first, repair second. Most leaks aren’t in the field of the roof — they’re at flashing, valleys, penetrations, chimneys, and skylights. We find the actual entry point rather than tarring the wet spot, then repair the flashing detail properly and address any rot we uncover.
Full tear-off to the sheathing, deck inspection and repair, new underlayment, and new composition shingle, tile, or membrane. Includes ventilation correction, flashing replacement, and haul-away. As a general contractor we repair damaged sheathing and framing found during tear-off instead of covering it over.
Flat roofs over additions, garages, and mid-century homes — TPO, modified bitumen, and torch-down systems, with the slope and drainage corrections that keep water moving. Flat roofs fail at details, so seams, curbs, drains, and edge metal get the attention.
Cracked and slipped tiles replaced, and — the job most homeowners don’t know they need — tile lifted and stacked so failed underlayment beneath can be replaced, then reinstalled. Your tiles may have decades left while the waterproofing under them is finished.

Roofing is the trade with the widest gap between the cheapest bid and the right work, mostly because of what happens under the shingles. Our structure:

Free inspection with photos, and a written quote with a stated sheathing allowance. Every honest re-roof quote includes a plan for damaged sheathing found at tear-off — because on a 25-year-old Bay Area roof, some will be found. A quote with no sheathing line is a change order waiting to happen.

In 2026, composition shingle re-roofs in the Bay Area typically run $9–$16 per square foot installed, tile roofs $16–$30, and flat or low-slope membrane systems $12–$22. A typical single-story home re-roof commonly totals $18,000–$40,000. Cost depends on square footage, pitch, number of existing layers to remove, and sheathing condition found at tear-off.
Repair when the roof is under roughly 15 years old, the damage is localized, and the rest of the surface is intact — most leaks are flashing details, not failed roofing. Replace when the roof is near the end of its material life, granule loss is widespread, there are multiple leak locations, or you'd be repairing repeatedly. We quote both when both are viable and give you the honest remaining-life estimate for the repair option.
Architectural composition shingles typically last 25–30 years here, 3-tab shingles 20–25, concrete and clay tile 50+ years for the tile itself but only 20–30 for the underlayment beneath it, and flat membrane systems 15–25 depending on the system. Ventilation quality significantly affects all of these — poorly vented roofs fail years early.
Most residential re-roofs take 2–5 days of work depending on size, pitch, and how many layers come off. Tile roofs and complex rooflines take longer. We never leave a roof torn off overnight without weather protection.
Yes — re-roofing requires a permit in Hayward and essentially every Bay Area city, plus inspection. California also has requirements around roof ventilation and, in some jurisdictions, cool-roof or fire-resistance standards depending on your location. We pull permits and schedule inspections as part of the project.
Because tile isn't the waterproofing layer — the underlayment beneath it is. Concrete and clay tiles routinely outlast the felt or synthetic underlayment under them by decades. The repair is to lift and stack the tiles, replace the underlayment and flashing, then reinstall the same tiles. It costs far less than a new tile roof and it's the correct fix.
Usually, once we find why it's leaking. Flat roofs fail at seams, penetrations, curbs, drains, and edge metal far more often than in the middle of the field — and many "flat roof" leaks are actually a slope and drainage problem, meaning water sits until it finds a way in. Patching a membrane over a ponding problem buys months; correcting slope and drainage fixes it.
Yes, if the roof has less than about 10 years of life left. Removing and reinstalling solar panels to re-roof later typically costs thousands, so replacing first is almost always cheaper overall. Tell your roofer that solar is coming — panel layout and mounting affect flashing details.
Insurance generally covers sudden damage — storm, fallen tree, fire — not gradual wear or age-related failure, which is the far more common reason Bay Area roofs need replacing. If a specific event damaged your roof, document it immediately with photos and contact your carrier. We provide documentation of what we find, but we don't run claims or advise on coverage; that's between you and your insurer.
It moves hot, moist air out of the attic. Without it, heat builds under the roof deck and cooks shingles from below, cutting years off the roof's life, while trapped moisture damages framing and insulation. Correcting ventilation during a re-roof is inexpensive relative to the roof and it's one of the highest-value upgrades available. If your attic is hot and musty, this is usually why.
Yes — seamless gutters, downspouts, and skylights, including flashing skylights properly, which is where most skylight leaks originate. Doing gutters and skylights during a re-roof is cheaper and produces better flashing details than doing them separately later.

We had our master and second bathrooms remodeled by Ray and his team. Our foreman was Alex. We had the rooms stripped down to the studs. New floor, new drywall, new electric, new bathtub and shower, new wall tiles, and all the furnishings. We provided detailed plans, layouts, and furnishings list. Overall we are very happy with the result. Alex was very detail oriented, and was always ready to make a change if something wasn't going to work for us. His drywall, paint, and trim work were excellent. Tile work was very good as well. He and his team were very respectful of our space and did their best to keep things clean (but any remodel makes a mess!) Ray was very responsive to my questions and was easy to get a hold of. Always friendly and easy going. At the end of the project our bathrooms were complete all the way down to the details I laid out in a plan. The value for their work is excellent - we had another contractor bid 50% more and I seriously doubt they could do 50% better! Did everything go perfect? No... do I think it would have gone better with another company? Nope! However, when there are problems the most I can ask for is solutions, and Ray and Alex worked with us to solve them.
